If you own, or are looking to buy, a pre-1990s home, and are planning a demolition or renovation, you’ll need to understand the risks of asbestos and the need to hire a qualified testing company.

The testing company will take samples to identify the location of asbestos-containing materials before any work is undertaken.

You should also be aware of municipal and city requirements around permitting and the need for asbestos testing and abatement documentation.

What’s asbestos and why is it dangerous?

Asbestos is a naturally occurring fibrous material known for its fire-proof properties. In most cases, asbestos-containing materials are safe if left alone. But when disturbed, asbestos fibres can be released into the air and breathed in. That exposure can cause serious health concerns, including lung diseases and cancer.

Where can asbestos be found?

Asbestos can be found in over 3000 building materials used in homes built before 1990. If a home is demolished or renovated, there is risk of asbestos exposure for everyone involved in the project.

Some common affected materials include vinyl and linoleum flooring, loose insulation, roof shingles, stucco, pipe insulation, gypsum-board filling compound and deck under-sheeting, to name a few.
